How to present your property.

In order for your property to be shown in its best light here are a few tricks and tips to help you. The cleaner, clearer and less cluttered your property is presented the more beautiful the pictures and video will be. This will help generate enquires.
Throughout -
De-clutter as much as possible, television remotes/electronic devices, cables, children’s toys and loose objects. Free up floor space, foot mats, bins, bags and shoes hidden away.
Open blinds and curtains fully if possible, making sure they are all straight and level. Straighten curtains and angle shutters to allow as much natural light in as possible.
Lamps, sidelights and halogen spotlights on where possible. This may change on the day if we are blessed with good light.
Cushions plumped and arranged, throws folded and placed nicely.
Magazines and books in neat piles making sure bindings match up. A quick hoover and a mop always helps the photos. Clean windows in and out if possible.
Kitchens -
Hide all bins, pet accessories bowls and beds, ironing boards, sweeping brushes etc
Hide washing up items, fairy liquid, scrubbers. Sometimes oils, herbs and other worktop items can work in the photos. The clearer the worktops the better.
Clear fridge magnets, children’s ‘stunning’ artwork and any other out of place items hanging. Tea towels, aprons and any laundry hidden away.
If your kitchen is a clean contemporary design its great to have it completely bare / minimal. An old country style English kitchen can work with props for example “Pepper mills and pestle and mortars”.

Bathrooms and Shower Rooms -
Completely clear toothbrushes, soaps, shower gels and any other loose items.
Toilet lid down, removing toilet brushes, loo rolls, bath mats and weighing scales.
Towels can work if they’re matching and folded nicely over a towel rails. Sometimes it is better to hide towels completely.
Bedrooms -
Remove laundry baskets, any clothes and shoes lying around.
Bedside tables clean and de-cluttered. Beds made with cushions plumped.
Blinds and curtains open and straightened.
Externally -
Gardens clear of hoses, brushes, children’s toys and bikes etc.
The front of the property cleared of bins, vehicles “motor bikes and cars”.
Fresh flowers and indoor plants always elevate a space and it’s something worth buying for a photoshoot.
